Terms & Conditions

Please read these Terms carefully before making a direct booking or staying at a MOHOS property. They explain the basis on which Monster Homes Ltd, trading as MOHOS, provides accommodation.

Last updated · October 2026

These Terms apply to direct bookings made with MOHOS. A separate booking platform may apply its own terms where a reservation is made through that platform.

In these Terms, “we”, “us” and “MOHOS” mean Monster Homes Ltd trading as MOHOS. “Guest” means the person making the booking and, where relevant, members of their party.

Nothing in these Terms affects any statutory rights or other rights that cannot lawfully be excluded or limited.

1. Booking confirmation and contract formation

A booking is confirmed when we issue a booking confirmation for the property and dates requested. Once confirmed, a contract is formed between the lead guest and Monster Homes Ltd trading as MOHOS.

Guests should check the booking confirmation carefully and notify us promptly if any information is incorrect.

Requests to change booking dates, property, length of stay or other material booking details are subject to availability and our agreement. Where a requested change cannot reasonably be accommodated within the existing booking, it may need to be treated as a cancellation and a new booking, and the applicable cancellation terms may apply.

2. Payment

Full payment must be received no later than 7 days before the scheduled arrival date. Guests may choose to pay the full amount at the time of booking.

If a booking is made less than 7 days before arrival, full payment is due at the time of booking. Failure to make payment by the required deadline may result in cancellation of the booking.

The person making payment does not need to be the person staying at the property. However, where payment details, booking details or guest details do not match, or where we reasonably consider it necessary for fraud prevention or security, we may request additional information or verification.

We may delay booking confirmation or release of access details until any reasonable verification request has been satisfactorily completed.

3. Prices, VAT and included services

The price shown at the time of booking is the accommodation price for the dates and number of guests confirmed in the booking.

All prices displayed to guests are inclusive of VAT where applicable. No additional VAT will be added to the advertised accommodation price at checkout.

Unless stated otherwise, the price includes normal use of the accommodation, utilities, Wi-Fi, bed linen and towels.

Additional charges may apply to items or services not included in the accommodation price, including EV charging, replacement of lost keys, damage, excessive cleaning, or other additional services requested or incurred during the stay.

4. Cancellation by the guest

Cancellation periods are calculated by reference to the standard check-in time of 4:00 pm on the scheduled arrival date.

  • Cancellations made 48 hours or more before check-in are eligible for a full refund.
  • Cancellations made less than 48 hours but at least 24 hours before check-in are eligible for a 50% refund.
  • Cancellations made less than 24 hours before check-in, and no-shows, are normally non-refundable.

If we are able to re-let all or part of a cancelled stay, we may refund an appropriate additional amount, less any reasonable costs incurred.

5. Cancellation or unavailability by MOHOS

In rare circumstances, we may need to cancel a booking or make the property unavailable due to events beyond our reasonable control. These may include serious property damage, utility failure, safety concerns, severe weather, illness, accident, medical emergency, or circumstances affecting our ability to safely prepare or operate the accommodation.

If this happens, we will contact the guest as soon as reasonably possible. Where practical, we may offer suitable alternative accommodation. If no suitable alternative is available or accepted, any accommodation payment already made for the affected stay will be refunded.

Our liability in such circumstances will normally be limited to the amount paid to us for the affected booking, except where the law requires otherwise.

6. Availability, pricing and technical errors

We take reasonable steps to keep availability and pricing information accurate. However, availability may occasionally be affected by delays in calendar synchronisation, duplicate bookings, obvious pricing errors, system errors or other technical issues outside our reasonable control.

If such an error affects a booking, we will contact the guest as soon as reasonably possible. Where possible, we will offer a suitable alternative. If this is not possible, or the alternative is not accepted, the booking may be cancelled and any amount paid to us will be refunded in full.

We will not be responsible for additional losses arising solely from such a technical error, except where the law requires otherwise.

7. Booking details and responsibility of the lead guest

The person making the booking must be at least 21 years old and must provide accurate and complete booking information.

The lead guest is responsible for ensuring that all members of the party are aware of and comply with these Terms and any property-specific rules provided before or during the stay.

The lead guest is responsible for the conduct of all guests and visitors connected with the booking and for any reasonable charges, damage or loss arising from their actions.

Any change to the number of guests, the identity of the lead guest or other material booking details should be agreed with us in advance. The total number of overnight guests must not exceed the maximum occupancy of the property.

Bookings may not be transferred, assigned or sublet to another person without our prior written agreement.

We reserve the right to refuse or cancel a booking where materially false or misleading information has been provided, subject to applicable law.

8. Identity verification

We may require the lead guest to provide valid photographic identification before check-in or before access details are released.

Identification is used only to verify the guest’s identity and is not retained after verification. We may keep a record that the identity check was completed.

If required identity verification is not completed, we may withhold access to the property until verification has been satisfactorily completed.

9. Check-in, check-out and access

Check-in is available from 4:00 pm on the day of arrival. Guests must not enter the property before the agreed check-in time unless we have confirmed an earlier arrival in writing.

Check-out must be completed by 10:00 am on the day of departure. Guests should leave the property reasonably tidy, remove their personal belongings and return keys or secure the keybox as instructed.

Access details, including keybox instructions where applicable, will be provided before arrival. Guests must not share access codes or keys with anyone who is not part of the booking.

Lost or damaged keys, or failure to return them, may result in a reasonable replacement charge. Where necessary, this may include reasonable costs of replacing locks or arranging emergency access.

If a guest is locked out due to lost keys, misplaced keys or failure to follow the access instructions, we may charge the reasonable cost of providing assistance or arranging access.

We reserve the right to enter the property where reasonably necessary in an emergency, for urgent repairs, safety reasons or to prevent damage. Wherever possible, we will contact the guest in advance.

10. House rules and guest conduct

The property may only be occupied by the number of guests stated in the booking and must not exceed the maximum permitted occupancy. Parties, events and disruptive behaviour are not permitted. Smoking or vaping inside the property is prohibited.

Guests must behave responsibly and with consideration for neighbours at all times. Excessive noise, parties, disruptive behaviour or any activity likely to cause nuisance, disturbance or annoyance to neighbours is not permitted at any time.

Guests are responsible for the behaviour of any visitors they invite to the property. The property must not be used for unlawful purposes or commercial activity without our prior written agreement.

Guests must use appliances, fixtures and other equipment only for their intended purpose and in accordance with any instructions provided. Guests must not attempt repairs, alterations or dismantle equipment unless expressly instructed by us, and any fault or damage should be reported as soon as reasonably possible.

When leaving the property unattended, guests should take reasonable care to secure it, including closing and locking doors and windows where appropriate.

Portable gas stoves, camping cookers or other open-flame cooking equipment not supplied by us must not be used inside the property.

Serious or repeated breaches of these rules may result in the stay being terminated without refund, subject to applicable law.

11. Pets, children, visitors and use of the property

Pets are not permitted at MOHOS properties. Nothing in these Terms affects any rights or obligations arising under the Equality Act 2010.

Children are welcome, but parents or guardians remain responsible for their supervision and safety throughout the stay.

Only guests included in the booking may stay overnight at the property. Visitors are permitted only where this does not cause nuisance, exceed the permitted occupancy or breach these Terms or any property-specific rules.

12. Damage, loss and additional charges

We do not normally require a security deposit. Guests are responsible for the reasonable cost of damage, loss, excessive cleaning or additional services incurred during their stay where those costs arise from the actions or omissions of the guest or their party.

This may include missing items, damage beyond normal wear and tear, replacement of keys, additional cleaning or other reasonable costs directly caused by the stay.

Any additional charge will be based on the actual or reasonable cost incurred and, where possible, will be explained to the guest before payment is requested.

13. Problems during your stay

If you experience any problem with the accommodation, please contact us as soon as reasonably possible so that we have an opportunity to investigate and, where possible, resolve the issue during your stay.

Guests must take reasonable steps to prevent avoidable damage to the property. If a guest becomes aware of a fault, leak, blockage, damage or other issue and fails to report it within a reasonable time, and that failure directly results in additional damage or increased repair costs, we reserve the right to seek recovery of the reasonable additional costs caused by that delay.

Where damage caused by a guest, or made materially worse by a guest’s failure to report a known problem, results in the property being temporarily unavailable, we may also seek recovery of reasonable and demonstrable losses arising directly from that damage, including losses resulting from the cancellation of subsequent bookings, where legally recoverable.

We will make reasonable efforts to address reported issues promptly.

If a concern remains unresolved after departure, please contact us in writing as soon as reasonably possible, preferably within 7 days of check-out, so that we can review the matter while relevant information is still available. This does not affect any statutory rights.

14. EV charging

EV charging is available at selected properties and is charged separately based on actual electricity consumption at the applicable tariff.

Payment for EV charging is due before departure unless another arrangement has been agreed with us. Failure to pay before departure does not remove the guest’s obligation to pay the amount due.

15. Liability, personal belongings and services

Guests are responsible for their personal belongings during their stay. We cannot accept responsibility for loss, theft or damage to personal items except where caused by our negligence or where the law provides otherwise.

Vehicles and belongings left in or around the property are parked or stored at the guest’s own risk, except where loss or damage is caused by our negligence.

Guests should use the property, its facilities and equipment with reasonable care and report any defect, damage or safety concern as soon as reasonably possible.

We are not responsible for interruptions or failures of services outside our reasonable control, including temporary loss of electricity, water, internet, mobile signal or other utilities. Where possible, we will take reasonable steps to help restore the service or reduce the inconvenience.

Nothing in these Terms excludes or limits any liability that cannot lawfully be excluded or limited.

16. Items left behind

Personal belongings left at the property after departure will be kept for up to 14 days from the check-out date where reasonably practicable.

If a guest would like an item returned, we can arrange dispatch once the guest provides a suitable prepaid postage or courier label. The guest is responsible for all postage or courier costs.

Items not claimed within 14 days may be disposed of or donated, unless their nature or value reasonably requires a different course of action.

17. Communications and contact details

Guests are responsible for providing accurate and up-to-date contact details, including a valid email address and telephone number.

We may use the contact details provided in connection with the booking to send booking confirmations, access instructions, important information about the stay, payment reminders, or messages relating to the property.

Guests should check their email and telephone messages before and during the stay, particularly on the day of arrival. If a guest changes their email address or telephone number after booking, they should notify us as soon as possible.

Where we send important booking information to the contact details provided by the guest, we will consider that information to have been properly sent unless we have been notified that the details are incorrect or no longer in use.

18. Privacy and personal data

We process personal information provided in connection with bookings in accordance with our Privacy Policy and applicable data protection law.

Personal data may be used for purposes including managing reservations, processing payments, communicating with guests, providing access to the property, preventing fraud, meeting legal obligations and handling issues arising from the stay.

Further information about how we collect, use, store and protect personal data is available in our Privacy Policy.

19. Governing law and jurisdiction

These Terms are governed by Scots law. Subject to any mandatory rights available to consumers, the courts of Scotland shall have exclusive jurisdiction, with Inverness being the local court area for MOHOS.

20. Changes to these Terms

We may update these Terms from time to time to reflect changes in our business, legal requirements or the way our services operate.

The Terms that apply to a booking are the version in force at the time that booking is confirmed, unless a change is required by law.

Any updated version will be published on our website with the date of the latest revision.

21. General provisions

Severability. If any provision of these Terms is found to be invalid, unlawful or unenforceable, that provision will be treated as modified or removed only to the extent necessary, and the remaining provisions will continue in full force and effect.

Entire agreement and precedence. These Terms, together with the booking confirmation and any specific written arrangements agreed between the guest and MOHOS, form the agreement relating to the booking.

If there is any conflict between these Terms and a specific written arrangement confirmed by MOHOS for a particular booking, the specific written arrangement will take precedence for that booking.

Verbal discussions or informal messages do not amend these Terms unless the change has been confirmed by MOHOS in writing.
